land with planning

Joint venture. When a landowner already has planning permission for a residential scheme, we will enter a partnership on an agreed split with the landowner, ideally 50/50. We will commit to 50% of the land value and arrange for the development finance to construct the site. We will project manage the whole scheme and develop the homes and site in totality through our award-winning construction division Aspinell Developments.

Aspinell Developments will enter into an agreement with the landowner, ideally a 50/50 split, to seek gaining planning permission, utilising our experienced in-house specialists as well as commissioning outside consultants where required.

 

Once planning is granted, Aspinell Developments will manage the complete development build, right through to sales.

 

Benefits of either option gives the landowner a higher return than a typical land sale.

We are always working in partnership with developers who do not have their own construction division. In these instances, Aspinell Developments would take an equity stake in these sites at a minimum size of 25%.

This helps the developer in not having to raise as much funding to complete the project. We will then utilise Aspinell Developments' build arm to construct the homes.

We have previously worked with many housing associations to deliver their Section 106 units. We have also worked in partnership with the housing association provider on land and have joint ventured with other landowners with Aspinell Developments having built the resulting homes.
